Background and Brief
Quay2c were appointed as Architects by clients Wooster & Stock who currently own and run their estate agency and property management business from the site at 109 -111 Kirkdale, Sydenham.The brief is to design high quality flats with a positive and interactive relationship with the street. By giving a clear definition to the frontage and the back mews this has resulted in the core of the scheme working around a good, safe, outdoor room/courtyard of good proportions given the context of the site. Quay 2c were also asked to bring their knowledge of innovative sustainable systems and incorporating artworks to the forefront of the design agenda.
Scheme
The Scheme proposes 2 ground floor/basement commercial units and 6 flats. The range of flats from 2 to 3 beds gives an excellent socially cohesive mix while addressing the lack of flats with over two bedrooms in the area. The key design objectives are: for the building to engage with the public nature of the two streets, to retain good amenity for surrounding buildings with a lower scale to the new rear building with a sedum roof for all surrounding accommodation to look out onto. By taking advantage of the East - West orentation of the site, the living/dinning/ kitchens front the streets and bedrooms face the courtyard away from the street noise. All flats benefit from good, secure amenity space, in the form of balconies, terraces and communal courtyard.
